Your Home

         Building your home is a major investment. We realize this and want you to build the home of your dreams. LifeTime Structures, LLC offers both Pre-Designed Home Plans and Custom Home Building.

       Some people prefer to use a pre-designed home plan and then make minor modifications (room size changes, closet locations, etc). Conversely, others would rather start from scratch and design exactly what they want, from the floor plan to the view from the street. The one commonality that both of these approaches have is that your home will be built as one of the most energy efficient homes in Wisconsin! It will be a LifeTime™ Structure!


Custom Homes

         If you know what you want in your next home and possibly even have hand-sketched plans, we can work with you to create your fully customized home. We will introduce you to one of our residential architects who will turn your ideas into a full home plan. This process typically takes about 4 weeks and should be started as early as possible. Once you have chosen a lot, you should consider entering into a Lifetime Structures, LLC Pre-Build Agreement which will provide you with a set of buildable plans, an initial energy audit and LifeTime Structure, LLC's exclusive building and system consultation.


Home Plans

        We have developed a collection of home plans that can meet almost any type of lifestyle. The homes have already been designed and materials have been specified, so you can move quickly. Modifications to these plans are always an option, and can be done with one of our residential architects. You can look through these plans and find one that you like. If you do find one, let us know and we can begin with a LifeTime Structures, LLC Pre-Build Agreement to get the process started.


Contracts

        Whether you want to fully customize your home from scratch or want to use a pre-designed plan for a starting point, the contractual process is the same. The architectural stage begins with a LifeTime Structures, LLC Pre-Build Agreement, which covers the architectual drawing, energy analysis and building consultation.  We require a $2,000 Pre-Build downpayment. All of this downpayment is used for architectual fees, energy analysis, and building consultation. The building consultation is only charged in the event that we do not move forward with a Construction Contract and build your home. Once the Pre-Build is complete, you will have: buildable plans, energy analysis showing your home's energy consumption, and a cost to build your home.

        Once the home plan is finalized, we can move forward with a Construction Contract as previously mentioned. This contract requires approximately a $15,000 downpayment. Our contract and the way we handle expenses is somewhat unique to the building industry. We do not mark up each subcontractor's bids, nor do we accept lumberyard discounts, etc. We have an open-book policy with all the bids we gather during the Pre-Build bidding stage. You can see exactly what subcontractors are charging us, and what we are charging you. During the bidding stage we will also place a firm number on how much we are charging you to provide project management and general contracting services for your home. This number will not change during the construction of your home. Our reasoning behind this approach is that once our revenue can't change, we are on your side and it is in our best interest to bargain for you and get you better prices and/or better quality. Most general contractors will mark up each subcontractor's bid by roughly 10%. With this approach, the general contractor would actually prefer to keep subcontractor pricing high, because then the general contractor makes more money. We don't believe that's fair. Therefore, anytime during the bidding or building process, we will be willing to show you our collection of bids and bills from subcontractors for your job.
